## Booking & Reservations

All bookings are subject to availability and are confirmed only after written confirmation from Roma Segreta Apartments or through an authorized booking platform. Reservation details must be reviewed carefully by the guest before completion, including dates, number of guests, rate conditions, and property-specific details.

## Rates and Payment

Rates are displayed in euro unless otherwise stated and may vary according to seasonality, availability, demand, length of stay, and dynamic pricing conditions. Final pricing, cleaning fees, taxes, and any additional charges are shown at the time of booking on the official website or relevant booking platform.

Payment may be required in full or in part at the time of booking, depending on the selected rate plan or booking channel. Roma Segreta Apartments reserves the right to cancel a reservation if payment is not completed within the required timeframe.

## City Tax

Where applicable, the Rome city tax or local tourist contribution is charged in accordance with Roma Capitale regulations. The amount, collection method, exemptions, and payment timing may vary depending on the booking channel and applicable local rules, and will be communicated during the booking process or before arrival.

## Cancellation and Refunds

Cancellation and refund conditions depend on the rate selected at the time of booking and on the booking channel used. Guests should always review the cancellation terms shown during checkout or on the third-party platform where the reservation was made.

Where a refundable rate applies, any refund will be processed according to the conditions communicated at booking. Where a non-refundable rate applies, cancellation may not entitle the guest to any refund except where required by applicable law.

## Right of Withdrawal

Under applicable consumer law, the statutory right of withdrawal may not apply to accommodation services where the booking provides for a specific date or period of performance. Cancellation and refund conditions therefore follow the rate plan and booking channel terms confirmed at the time of reservation, without prejudice to any mandatory rights provided by applicable law.

## Check-In and Check-Out

Check-in is available from **14:00** onward on the arrival date. Check-out must be completed by **11:00** on the departure date.

Guests are required to provide valid identification, arrival details, and any information necessary to complete legal registration, guest reporting, or access procedures before check-in. Failure to provide the required information may prevent or delay access to the property. Self check-in instructions, where applicable, are provided before arrival.

## Guest Responsibilities

Guests agree to use the apartment respectfully and lawfully, and to leave it in reasonable condition at check-out. The registered guest is responsible for the conduct of all members of their party and for any damage, loss, or excessive cleaning resulting from misuse, negligence, or violation of these terms.

The maximum occupancy must not be exceeded. Parties, unauthorized events, illegal activity, and any behavior that causes disturbance to neighbors or the building are not permitted.

## Smoking and Pets

Pets are **not allowed** at the property. Smoking is **allowed only in the courtyard or permitted outdoor area**, and is not allowed inside the apartment or in interior common areas.

## Property Use and Amenities

Property descriptions, images, amenities, and location details are provided in good faith and are intended to present the accommodation as accurately as possible. Minor variations, maintenance needs, temporary service interruptions, or updates to furnishings and equipment may occur without constituting a breach of contract.

Roma Segreta Apartments will make reasonable efforts to ensure that advertised amenities remain available, but cannot guarantee uninterrupted availability of all non-essential features at all times.

## Liability Limitations

Roma Segreta Apartments shall not be liable for indirect loss, interruption of travel plans, force majeure events, third-party service disruptions, or circumstances beyond reasonable control. Nothing in these terms excludes liability where exclusion is not permitted by applicable law.

Guests are responsible for safeguarding their personal belongings during their stay. Roma Segreta Apartments is not responsible for loss, theft, or damage to personal items unless caused by proven negligence where liability applies by law.

## Third-Party Platforms

Where bookings are made through third-party platforms such as Airbnb or Booking.com, additional terms, payment policies, cancellation rules, and platform conditions may apply. In the event of conflict, the booking channel's confirmed reservation terms will apply in addition to these general terms, except where prohibited by law.

## Governing Law and Jurisdiction

These terms are governed by the laws of Italy. Any dispute arising out of or related to the use of the website, the booking process, or the stay at Roma Segreta Apartments shall be subject to the competent courts under applicable Italian law, without prejudice to any mandatory consumer protection rights or jurisdiction rules that may apply.
